Roofing

I will look at the roof for visible signs of defects, leaks, improper installation, weather damage, deformities, structural damage and more.
Foundation

If you have a slab foundation, I assess visible cracks and make a determination based on size, direction of movement, and location , or if a structural engineer is needed to determine whether these signs point to normal settling or to structural damage.
Exterior
- I will survey the outside of the home looking for proper drainage. I also look for things as small as missing seals and window screens to larger issues like cracks that may be a sign of a foundation issue.
Interior

I will look at and operate all doors and windows (when accessible). I will look for cracks in the walls, uneven floors, signs of water intrusion, and other various items that may indicate a problem.
Electrical System

All accessible outlets will be tested and I will take a look at the electrical panel and any sub-panels. The service amperage will be noted any any visible issues will be documented.
Plumbing System

I will operate all accessible water faucets, checking for normal water flow and normal draining. The drains in the sinks, tubs and toilets will be viewed for abnormal draining. I will also look for any visible signs of leaking or items of concern.
Heating & AC

The heating and air conditioning units will (weather permitting) be operated and I will look at the condenser and evaporator units for any visible signs of issues. It is a good idea to have an HVAC technician service the unit(s) as they are trained to get deeper into the system.
Doors & Windows

All doors and windows will be operated (when accessible) and any signs of issues will be documented in the report. Doors and windows that don't operate correctly may be a sign of a bigger problem.
Porches & Decking

I will look at all porches and decking that is connected to the house for visible signs of deterioration, non-standard construction or any other issue that may be a sign of concern. |
