What is a home inspection? - A home inspection is a noninvasive visual inspection of all the components that make up a house. Everything from the roof to the foundation and all the systems inside.

What does a home inspection include? - A home inspection reports on the condition of the home’s main systems and components. A general description of the systems in place are provided as well as any visible signs of deficiencies. All home inspections should include the condition of the heating and air conditioner (weather permitting); interior plumbing and electrical systems; the attic, visible insulation, the roof, walls, stairs, ceilings, floors, doors windows, foundation and structural components.

Why do I need an inspection? - A home is a huge investment and depending on various factors can provide significant profit or loss. Homes that are poorly taken care of can have a host of problems that may or may not be visible by the layperson. Some home sellers intentionally try to cover up major issues and pass on the troubles to the buyer. A professional home inspector can help to find these issues.

Why can’t I do the inspection myself? - Home inspectors are trained on all of the different systems of a home. They are familiar with home construction, system operation, installation, maintenance and general safety concerns. In addition to the knowledge needed to complete a thorough inspection a home inspector won’t have any emotional attachments that may lead you to overlook serious issues.

Can a house fail inspection? - A house cannot fail an inspection. Home inspections are a noninvasive visual examination to present you with an understanding of the condition of the components that make up a house. It is not a pass / fail situation. While there may be a condition that may make you decide to not want to purchase the house, a home cannot "fail a home inspection".

Do I have to be present during the inspection? - No. You do not need to be present during the inspection. We do however encourage you to show up at the end of the inspection so we can do a walk through with you to discuss our findings. Either way it is completely up to you.

What if the report reveals problems? - It is normal for all houses to have some issues. If the inspector does find issues, it doesn’t mean that you should not buy the house. The detection of any issues allows you to address them ahead of time and use them in the negotiation of the sales price of the home. Some major issues you may want the seller to take care of and some you may want to handle yourself.

How is pricing determined? - Pricing is based on the size of the home and the number of major systems involved. Pricing starts at $299 for houses up to 1000 square feet and goes up with the size of the house and additional inspection needs (under home inspection, additional ac / heating units, etc).

Who gets a copy of the report once completed? - Per Louisiana Standards & Practices only the customer(s) who requested and paid for the report will get a copy of the report. The customer maintains ownership of the report and may distribute it as they see fit. The report is copyrighted.
